Villa Caska Perla is a newly built luxury villa located in the peaceful bay of Caska on Pag Island, just a few minutes from Novalja. The villa enjoys an exceptional location only 100 metres from the sea and Caska Beach, while the famous Zrće Beach, home to Croatia’s most renowned beach clubs, is just a pleasant 15-minute walk away.

Completed in 2026, the villa was designed by renowned designer and artist Martin Pohl, whose distinctive style combines contemporary luxury, functionality, and Mediterranean elegance to create a truly unique holiday retreat.
The villa has an area of 308 square meters and features four bedrooms with en-suite bathrooms, two living rooms, a sauna, a gym and a recreation area. On the ground floor there is a room with a separate entrance, which can be used as accommodation for staff, a private chef or a babysitter if needed. The bedrooms located on the upper floor have access to a terrace with a sea view and a private bathroom. On the ground floor there is a living room and a kitchen overlooking the sea, garden and swimming pool. All rooms are luxuriously designed, furnished and fully equipped. In addition to premium design and comfort, guests have at their disposal Bosch and Miele appliances, a Nespresso coffee machine, a wine cooler, etc. The entire interior is air-conditioned.

The villa offers an outdoor area of 500 square meters and is equipped with a heated outdoor swimming pool of 18 m², sun loungers, parasols, a relaxation area, an outdoor dining area and a barbecue. The entire property is covered by Wi-Fi and high-speed internet. The villa also offers covered parking and an electric vehicle charging station.

The villa can accommodate a maximum of 10 guests.

The location and position of the villa, as well as its interior design and decoration, provide guests with privacy, peace, relaxation and luxury, while a shop, several restaurants and a café bar are available in the immediate vicinity.

We stayed at Villa Caska Perla for a summer week with a group of friends mainly because of its proximity to Zrće Beach. The location really is a big plus – it’s about a 10–15 minute walk to the beach, and getting taxis to Novalja was easy. The pool area was probably our favorite part; it was clean, spacious, and a good place to relax during the day. The rooms were decent, nothing luxury but functional for what we needed. One downside was that the complex can get quite noisy at night, especially when other guests return from parties, and the sound isolation isn’t great. Still, for a festival-style holiday, it worked well.

My friends and I stayed at Villa Caska Perla during our summer trip and it turned out to be a great base for exploring both Zrće and Novalja. The location is honestly one of its strongest points – you can quickly reach the beach, but still return to a quieter area to relax by the pool. The atmosphere around the property was friendly and relaxed, and we enjoyed spending time outside in the shared areas. The apartment itself was clean, functional, and matched what we expected for a coastal stay. We would definitely consider coming back, especially for another summer trip with a similar group.

We booked Villa Caska Perla as a couple looking for a mix of relaxation and easy access to the beach, and it suited us very well. The surroundings are peaceful, with nice views and a laid-back vibe that made it easy to unwind. We spent most mornings by the pool before heading out to explore different beaches on the island. The apartment was tidy and comfortable, with a nice terrace where we often had dinner in the evenings. Everything felt straightforward and stress-free, which is exactly what we wanted from this trip.

We came as a family with two teenagers. The apartment layout worked fine for us, and the kids enjoyed the pool every day. The staff were generally friendly and helped us arrange transport when needed. However, we did experience a few inconveniences: the Wi-Fi was unstable during peak hours, and hot water wasn’t always consistent in the evenings when everyone was back from the beach. It wasn’t a disaster, but for the price we expected a bit more reliability. The location near Zrće is great if you want both beach and nightlife, but not ideal if you’re looking for complete relaxation.
